How to Determine if Upgrading Your Commercial HVAC is Worth the Cost

If you’re considering upgrading or replacing a commercial HVAC system, you probably already realize it’s a sizeable investment. Quality equipment, expert design, and installation all cost quite a bit. Unfortunately, this fact causes many commercial building owners to procrastinate on taking needed action when their equipment begins to fail in an effort to save the money by getting “just one more winter” out their current system.

Frankly, sometimes that can best option, especially if the system can be easily maintained or optimized to perform better or more efficiently for that last winter. However, a better understanding of the value of upgrading can override unnecessary procrastination. If the long-term value of an upgrade outweighs the cost, then it just makes good business sense to upgrade the equipment.

Determining whether an upgrade is the right choice for your Puget Sound facility involves a number of factors, but the basic task you need to accomplish is to perform a cost/benefit analysis of upgrading or replacing your commercial HVAC system.

Why are HVAC upgrades or replacements necessary?

Like any other piece of mechanical and electronic equipment, your commercial HVAC system has an expected lifespan, during which it should perform well and do its job satisfactorily. However, that’s based on the assumption that you’re providing it everything it needs in terms of maintenance, cleaning, and inspection, and that nothing else about the building or the situation does the system any harm.

So, there are generally two major reasons why this equipment may need to be upgraded or replaced:

  1. Proper maintenance has not been done often or well enough to keep the system running as it should, or
  2. The equipment is just reaching the end of its expected lifespan.

Either way, you may be experiencing intermittent or chronic issues with system performance (temperature regulation, adequate ventilation) or efficiency (rising or erratic energy bills). If one or both of the above issues is facing your system, you could very well need an upgrade or replacement of HVAC system components.

While unexpected HVAC replacements aren't an inevitable occurrence, emergencies do happen, especially when a facility is trying to get the maximum life out of equipment.
